Implementation in two stages

According to official figures, Frankfurt is already lacking 8,500 apartments – with the number continuing to rise. In light of this urgent need, we divided the development of Quartier 15 into two stages. In partnership with the City of Frankfurt, 500 new residential units could already be created relatively quickly in a first area.

Our plan for expanding Praunheim on conversion land is thus a proactive step toward the “City of Quarters” project planned by the City of Frankfurt, which, given lengthy planning and decision-making processes, cannot realistically start before the next decade and therefore cannot provide urgently needed new housing any earlier.

STAGE 1: DEVELOPMENT SOUTH OF THE RTW

In cooperation with the other property owners, Quadro Immobilienentwicklungsgesellschaft mbH and Gerüstbau Paul, the approx. 4.8-hectare area south of the RTW will be developed into a mixed-use district, extending the edge of Praunheim. In addition to a wide range of commercial uses, around 500 apartments are planned. Another major advantage: the RTW station Praunheim, due to open in 2028, would not be left largely unused “in the middle of nowhere” but rather be integrated into the urban development and see regular use. Residents and businesses would also benefit from an optimal public transport connection. Further road access could be completed by the three landowners on their own properties.

Our planning for this area is nearly identical to the City of Frankfurt’s framework plan. We believe that, in partnership with the city, planning permission for this mixed-use area could be obtained quickly, allowing rapid construction of 500 new apartments.

STAGE 2: DEVELOPMENT OF THE NORTHERN AREA

In the northern part of our land, likewise affected by its former use as a brickyard, we aim to add around 900 more apartments to Praunheim. This will be complemented by commercial uses, educational facilities, generous green spaces, and comprehensive amenities for daily needs (EVERYTHING NEARBY) – leaving nothing to be desired. Quartier 15 will thus become a vibrant, sustainable and socially diverse urban district for living, working and recreation.

A key concern in our planning was not only to preserve the ecologically important Steinbach floodplain but to significantly expand it – especially to secure and enlarge cold air corridors.

All outstanding questions regarding the development of Stage 2, including integrating our project into the City of Frankfurt’s overall concept, will be coordinated transparently and in close dialogue with Frankfurt’s political representatives and administration.
